Wellington

Wellington is the only place we work where the barn is as likely to be the source as the house. Wash racks, tack rooms and grooms' quarters in Grand Prix Village, Saddle Trail Park and Palm Beach Point run wet year round, and that moisture moves. The bigger seasonal issue is the calendar. Season runs January through April. A lot of these properties sit closed from May into December with the thermostat pushed up to 80 or shut off entirely, and a closed house in a Florida August is a mold problem waiting to happen. The land itself is old Flying Cow Ranch swamp behind an Army Corps levee, drained by canals, so the water table is shallow and stem walls wick. Housing here has a median build year of 1995, which means CPVC supply lines, original flex duct still up in the attic, and concrete tile roofs on original underlayment. We are twenty to twenty five minutes from Westgate.
