Royal Palm Beach was drained and platted starting in 1959, and the canals and lakes that made that possible still run through the middle of most of these neighborhoods. The water table sits high. The original Colony section, The Willows and La Mancha date to the 1960s, which puts them in cast iron drain territory. The much larger wave of building ran from about 1979 into the mid 1990s, and that window is the polybutylene supply line era. When those fittings let go behind a wall in Counterpoint Estates or Madison Green, the leak is usually weeks old before anyone sees a stain. Two other things we see constantly here. Concrete tile roofs from the late 1980s are now past the service life of their original underlayment. And the attached villas mean a supply failure on one side of a party wall wets the drywall on the other. We are about twenty minutes west of our shop on Okeechobee.
