Greenacres

Greenacres is the most condo and villa heavy city we serve. Fewer than a third of the homes here are detached single family. In Lucerne Lakes, Poinciana Place, The Fountains and Covered Bridge, most of what we open is a two story villa or a low rise condo building, and that changes the job. A supply line that fails in an upstairs unit travels down the shared wall cavity and shows up in a neighbor's ceiling. Now you have two owners and an association involved before anyone opens a wall. The median build year here is 1988, right in the middle of the polybutylene supply window, and the older buildings have low slope roofs that are well past their design life. Greenacres also has close to nine hundred manufactured homes, and those fail from the underbelly up, not from the roof down. We are fifteen to twenty minutes southwest of Westgate Avenue.
