Why South Florida Costs More Than The National Average
Humidity Makes The Affected Area Bigger
In a climate that sits at high humidity year round, mold does not stay where the water landed. By the time most people notice a stain, growth has traveled along the framing cavity, into the insulation, and sometimes into the return side of the air handler. A leak that would be a two hundred square foot job in a dry state is routinely a six hundred square foot job here. You are not paying more per foot. You are paying for more feet.
Block And Stucco Build Differently Than Wood Frame
Most Palm Beach County homes are concrete block with stucco. Containment on a block wall is a different problem than containment on a midwest wood frame wall. Moisture moves through masonry instead of through cavities, drying takes longer, and the demolition and rebuild details are not the same. Florida Requires An Independent Assessor
Florida licenses mold assessment and mold remediation separately. A licensed mold assessor cannot remediate a structure they assessed in the previous 12 months, and vice versa. The Assessment Bill Is Separate, And It Should Be

That means your project has two vendors. An independent licensed mold assessor determines what is there and writes a protocol. We execute that protocol. If clearance testing is required at the end, the assessor or another independent party performs it, not us.

The separation exists so that no single company gets to define the scope, perform the work, and then grade its own results. The single biggest driver. Ten square feet of drywall in a bathroom and four hundred square feet across a great room are different jobs, not different sizes of the same job.

Surface growth on a painted wall is the cheap end. The same growth behind that wall, inside a cavity, or in the ductwork means containment, demolition, and reconstruction. Behind-wall work commonly doubles the per foot figure.

Material Type
Drywall is disposable and cheap to replace. Custom cabinetry, engineered flooring, and finished millwork are not. What has to be removed matters as much as how much.

Accessibility
A crawl space you can walk into and an attic you can stand up in are inexpensive to work. A three foot crawl or a hip roof attic with no walkable deck adds labor hours to the same square footage.

HVAC Involvement
Once the air handler or the duct system is affected, the job needs a different containment strategy and specialized equipment. This is the step that moves a job from four figures to five.

Whether Reconstruction Is Included
Remediation is removal, containment, and drying. Putting the wall, tile, insulation, and paint back is a separate scope with separate pricing. Ask every bidder which one they are quoting. Bids that look thousands apart are usually one bidder including rebuild and the other not.
What Remediation Pricing Does Not Include
Read any bid with this list in hand. A bid far under the ranges above is often a bid that quietly excludes three of these.

Why We Will Not Quote A Number Over The Phone
We will tell you which range you are probably in. We will not give you a price for work we have not seen. Every honest number in this trade comes from someone standing in the room. What you can see is almost never the full extent, moisture readings tell a different story than a photo, and the difference between surface growth and cavity growth is thousands of dollars. A company that quotes a firm price sight unseen is either padding it to protect themselves or planning to revise it once they arrive.
