Jensen Beach

Jensen Beach gives us three different building types and three different failure modes inside one ZIP code. The 1980s lagoon front condo and villa stock is at the age where original supply lines let go and low slope roof membranes reach the end of their life. The manufactured home communities, Ocean Breeze and Nettles Island among them, fail from the belly up rather than the roof down. And the new construction going in west of US 1 has the opposite problem. A tight envelope with air conditioning sized larger than the load, so it cools fast, short cycles, and never runs long enough to pull humidity out of the house. Add a median resident age in the mid fifties and a lot of these homes sit closed from spring into fall with the thermostat set at 80. That is the single most common reason we get called up here in October. Roughly fifty minutes from our shop.
